About the Appraiser's Office...

The primary duty of the County Appraiser's Office is to appraise taxable property accurately, uniformly, and according to law in order to provide a fair base for distributing the cost of local services utilizing the property tax. Property taxes provide funding for schools and also provide local governments with money for streets and roads, parks, ambulance, fire and police protection, and other services. The property tax is the largest, single source of revenue in Kansas. The Director of the Property Valuation Division of the Kansas Department of Revenue provides general supervision over the administration of property appraisals and over the qualifications of County Appraisers in Kansas.

Kansas County Appraisers are appointed to a four year term of office by resolution of the County Commission. In order to hold the Office of County Appraiser in Kansas, County Appraisers must satisfy certain qualifications and must subscribe to an oath of office. In addition to an appointed County Appraiser, Franklin County also employs a Deputy County Appraiser, two Review Appraisers, three Personal Property Clerks, and a Graphical Information System (cadastral mapping) Technician.

Appraiser’s Office Conducting Residential & Commercial Re-inspections

 

Beginning Monday May 16th and running through the summer months, Franklin County

Appraiser’s Office personnel will be conducting their annual re-inspection of real

property, which includes residential, commercial and vacant properties.

Residential field appraisers will begin working mainly in the county. Once these areas

Some Commercial properties will be re-listed in the cities and also as well as various rural

parts of the county.

The Franklin County Appraiser’s Office is mandated by K.S.A. 79-1476 to physically

re-inspect all real property in the County at least once every six years. The purpose

of this inspection is to verify that the data is current and represents the property

accurately. The Appraiser’s Office physically inspects approximately 17% of the real

property located in the County each year.

The Appraiser’s Office will also begin data collecting properties where building permits

have been issued by the cities or have been filed with the County.
